The Jordanelle real estate area, named after the reservoir it surrounds, is an ideal location for year-round living. Most of the area around Jordanelle is located in Wasatch County and offers stunning scenery and close proximity to Park City, Heber City, and Kamas, Utah.
In the summer enjoy boating, hiking, biking, and golfing, and in the winter easily access the renowned ski slopes of Deer Valley® Resort via the new Deer Valley East Village, avoiding traffic in town. The Jordanelle real estate area is quiet and beautiful, yet conveniently close to shopping and entertainment.
Initially, the area attracted people due to its affordability and out-of-town appeal. However, with the Deer Valley expansion and the new East Village we have, and will continue to see substantial growth in the area. The real estate market around Jordanelle offers a range of options, including single-family homes, townhomes, condominiums, and land for sale, with property prices ranging from approximately $400,000 to $30 million.
The area east of the Jordanelle Reservoir stretches from Black Rock Mountain Resort to Tuhaye. It includes communities Black Rock Ridge, Deer Mountain, Deer Springs, Deer Waters, Deer Vista, Hideout Canyon, Park’s Edge, Retreat at Jordanelle, Rustler, Shoreline and Tuhaye.
The south end of the Jordanelle is farthest from Park City. You find the highly sought-after gated golf community of Victory Ranch, and the highly anticipated new golf community Marcella at Jordanelle Ridge. Situated hillside in North Heber, the Jordanelle Ridge area overlooks the Heber Valley and Jordanelle Reservoir. Several builders offer a range of townhomes and single-family homes for sale in the area, which will share a state-of-the-art clubhouse called The Ridge Club. Also in this area is a development called River View featuring townhomes and single-family homes.
This area west of the Jordanelle is closest to the future Mayflower Resort, now called Deer Valley East Village, and the current Jordanelle Express Gondola at Deer Valley Resort®.
The most luxurious homes with spectacular views of the lake and ski slopes are situated within the gated community of Deer Crest. Developments at Deer Valley East Village will include ski-in ski-out estate lots and ski homes at Marcella, ski condos at Grand Hyatt Deer Valley, townhomes at Marcella Landing, condos at Cormont, and luxury ski homes, cabins and condominium residences at the unique wellness community of Velvaere.
Developments on the lakeside include SkyRidge, Mayflower Lakeside, The Mason/Lodge at Stillwater, Star Harbor Estates, Shores at Stillwater, and Views at Stillwater. A dial-a-ride shuttle service is expected to connect residents to East Village in the future.
The Jordanelle real estate area offers several gated communities some of which primary focus on ski amenities, and others offering championship golf but all of them feature state of the art amenities.
Marcella Mountain & Marcella at Jordanelle Ridge are two gated communities that share a single club membership. Marcella Mountain, situated slopeside above the new Deer Valley® East Village and base area, allows owners to enjoy ski access. Owners at Marcella Mountain will also be members at Marcella at Jordanelle Ridge, a gated golf course community at the southern end of the Jordanelle Reservoir. It will offer two 18-hole championship golf courses one of which will be designed by Tiger Woods.
Tuhaye and Victory Ranch are two additional spectacular gated golf communities in the area featuring luxury homes, and prime lots. Amenities include championship golf courses, a wealth of luxurious amenities both within the community itself and around the Park City area including private on-mountain ski lounges.
Public golf course options include the Hideout Outlaw golf course and the Stelle Golf Academy at SkyRidge with a 3 and 9-hole short course, a driving range, putting green, and clubhouse.
Deer Crest and Deer Vista are gated communities known for their spectacular views, although they do not offer additional amenities
Deer Valley East Village, the new base area of Deer Valley® Resort is expected to open winter of 2025. Currently, the Jordanelle Express Gondola connects skiers to Deer Valley Resort®. By the 2024/2025 season, a new chairlift will provide owners and guests of the Grand Hyatt with direct access to the slopes. By 2025, most of the resort and ski lifts are expected to be fully operational.
Real estate surrounding the Jordanelle is not zoned for the Park City School District. Depending on the area, properties are zoned for Wasatch or South Summit. Several private schools and charter schools are located in Park City, and Salt Lake City.
Most homes around the Jordanelle are a ten to twenty-minute drive from Old Town Park City, and easily accessible from the Heber Valley Airport and Salt Lake International Airport. Shopping, amenities, restaurants, and entertainment are available at East Village, in Park City, Heber City, and Kamas.
