Silver Springs is one of Park City’s most sought-after neighborhoods, located off Highway 224 between Canyons Village and Kimball Junction. Known for its two lakes, mature trees, parks, schools, and convenient location, Silver Springs offers a mix of single-family homes, and condos and townhomes. Only a handful of undeveloped homesites remain.
Developed primarily during the 1980s and 1990s, Silver Springs has relatively flat terrain and an extensive network of walking and biking paths. Homes range from original properties with renovation potential to extensively remodeled residences and luxury homes overlooking Silver Willow Lake, Silver Willow Pond, or the Swaner Preserve.
Parley’s Park Elementary School is located within the neighborhood, while Canyons Village, Kimball Junction grocery stores, restaurants, and shopping are just minutes away. The combination of neighborhood parks, nearby schools, and easy access to skiing makes Silver Springs particularly popular with year-round homeowners and families.
The six original single-family communities are Silver Springs, Northshore, Southshore, Meadow Springs, Park Place, and The Springs at Walker Court.
Northshore includes approximately 90 single-family homes, while Southshore was developed with 68 homesites surrounding Silver Willow Pond and nearby residential streets. Other sections of Silver Springs feature traditional single-family homes, larger remodeled properties, and homes bordering community open space.
The broader Silver Springs MLS area also includes Ranch Place, Snyder’s Mill, Willow Creek Estates, and other neighboring subdivisions. Ranch Place, developed in the 1990s, includes approximately 250 single-family homes, many backing to the Swaner Nature Preserve. Willow Creek Estates is known for its larger homes and homesites near Willow Creek Park, while Snyder’s Mill offers another established master-planned single-family neighborhood close to the area’s trail network.
Silver Springs also has several condo and townhome developments, including Quail Meadows, Silver Meadows, Ptarmigan, Meadow Wild, and Willow Bend East and West. Most were built during the 1980s and 1990s, with two- to four-bedroom floor plans, private garages in many properties, and separate homeowners associations.

Two of the most recognizable features of Silver Springs are Silver Willow Lake, commonly called Big Lake, and Silver Willow Pond, also known as Little Lake.
Silver Willow Lake covers approximately 20.8 acres, while Silver Willow Pond is approximately five acres. Waterfront homes can be found in Northshore and Southshore. The lakes, surrounding trees, and established landscaping give these properties a distictive waterfront setting near Park City’s ski slopes.
Silver Springs also has a community park along the southern shore of Big Lake, with a playground, sports courts, and a covered pavilion.
Silver Springs has convenient access to two of the Snyderville Basin’s most popular parks.
Willow Creek Park covers approximately 17.5 acres and features an all-abilities playground, dog park, soccer fields, tennis and pickleball courts, basketball and volleyball courts, picnic pavilions, and a pond used for ice skating when conditions permit. The park connects to approximately 66 acres of adjacent open space and the surrounding trail system.
Nearby Matt Knoop Memorial Park offers a sports field, playground, small dirt pump track, and access to additional trails. The Park City Community Gardens are also located nearby.
The McLeod Creek Trail and connecting paved pathways provide walking and biking routes toward Kimball Junction, Canyons Village, and other Park City neighborhoods. In winter, portions of the surrounding trail system are groomed for cross-country skiing.
The public 18-hole Canyons golf course at Canyons Village is just minutes away. Silver Springs is also close to Park City Mountain’s ski terrain, Deer Valley Resort, and Woodward Park City‘s year-round action sports facilities.
Silver Springs is part of the Park City School District, with Parley’s Park Elementary School located within the neighborhood. Students continue to Ecker Hill Middle School and Park City High School.
Other educational options within Silver Springs include Soaring Wings Montessori School and the Park City Winter Sports School, which offers an academic calendar designed around competitive winter sports training.
Silver Springs is located along Highway 224 between Canyons Village and Kimball Junction, with convenient access to Park City’s ski resorts, shopping, restaurants, and recreation facilities.
