The Victory Ranch Residence Club offers deeded fractional ownership in fully furnished luxury cabins within one of Utah’s premier gated golf communities. Introduced in 2020, the program provides an alternative to full ownership for buyers who want a second home near Park City without the responsibilities of maintaining a property year-round.
Owners purchase a 1/8 deeded interest in a professionally managed luxury residence and receive six guaranteed weeks of annual use, with additional stays available through the club’s reservation program.
The Residence Club includes three-bedroom Kestrel and Starling Cabins and larger five-bedroom Kingfisher homes. Ownership also provides access to Victory Ranch’s private recreational amenities through a required Lodging Membership.
Each Residence Club purchase represents a 1/8 deeded real estate interest in a luxury residence.
Owners receive six guaranteed weeks of annual use (3 summer, 3 winter), with additional stays available through short-notice reservations, subject to availability. The program also allows owners to swap scheduled weeks and transfer usage to eligible family members. You can not rent out your weeks, however.
Unlike a conventional vacation rental or timeshare-style points program, Residence Club ownership represents an actual deeded interest in real estate. Ownership interests can be resold, inherited, mortgaged, or held in a trust or corporation, subject to the applicable governing documents and lender requirements.
The Residence Club also permits two families to purchase a single ownership interest jointly, subject to the program’s rules and an additional Shared Lodging Membership.
Professional management and concierge services simplify ownership. Residences are fully furnished, maintained between stays, and can be prepared for arrival, including arranging groceries and other requested services.
The Residence Club offers three distinct cabin collections with different floor plans, bedroom configurations, and living spaces.
The Starling Cabins offer three bedrooms, with an additional bunk nook, and three-and-a-half bathrooms. These residences provide approximately 2,858 square feet of combined indoor and outdoor living space and accommodate up to ten guests.
Starling Cabins feature a combinatation of modern and rustic elements, covered outdoor dining areas, fire tables, and 6-person hot tubs. The additional bunk nook makes them particularly useful for families traveling with children or guests.
The Kestrel Cabins offer three bedrooms and three bathrooms, with approximately 2,015 square feet of combined indoor and outdoor living space. These residences accommodate up to eight guests and provide a smaller luxury accommodation option within the Residence Club.
Kestrel Cabins combine mountain-inspired architecture, high-end finishes, and comfortable gathering spaces with access to the same Victory Ranch recreational amenities available to Residence Club owners.
The Kingfisher Cabins are detached stand-alone five-bedroom, five-and-a-half-bath luxury homes offering approximately 3,878 square feet of interior living space. These larger residences include multiple indoor gathering spaces, two outdoor patios, a six-person hot tub, fire pit, covered dining area, and additional lounge seating.
Kingfisher Cabins provide the most spacious option among the Residence Club’s three collections, particularly for owners who regularly vacation with extended family or larger groups.
Victory Ranch Residence Club cabins are fully furnished and equipped for vacation use. Depending on the collection, the cabins feature expansive outdoor deck space with a hot tub, grilling station, dining and lounging areas, fire table, outdoor heater, and integrated speakers. Residences also include a two-car garage, private owner storage locker, and a six-passenger Moto EV for transportation around the community during the summer months.
Professional property management, housekeeping, and concierge services simplify ownership. Before arrival, owners can arrange for their cabin to be prepared and groceries stocked.
Residence Club owners are required to maintain a Victory Ranch Lodging Membership, which provides access to the community’s private club facilities and recreational amenities, including:
The Lodging Membership is separate from the $225,000 equity golf membership offered to eligible full-ownership property owners. Residence Club buyers should confirm the current Lodging Membership initiation fee, annual dues, and specific golf privileges before purchasing.
