Talisker Club is a renowned private club in Park City, Utah, known for its extensive amenities and the way it brings together many of the experiences people come to Park City to enjoy. The club combines golf, skiing, dining, wellness, family recreation, and outdoor experiences across several locations in the Park City area.
Unlike many private clubs centered around a single residential community, Talisker connects qualifying real estate in Tuhaye with ski-oriented ownership opportunities in Empire Pass at Deer Valley®.
For buyers, that creates an interesting real estate decision: Would you rather own alongside the golf course in Tuhaye or have a ski property at Deer Valley?
The real estate and ownership experience are very different, but qualifying Talisker Club members can enjoy the club’s amenities regardless of which location they choose. That makes the decision less about access to amenities and more about where you want to own and how you plan to use your Park City property.

What Is the Talisker Club?
Talisker Club is somewhat unusual among Park City’s private clubs because its amenities extend across several locations rather than being concentrated within a single gated community.

How Do You Obtain a Talisker Club Membership?
The opportunity to obtain a Talisker Club membership is connected to the purchase of qualifying real estate within Tuhaye, or Empire Pass.
However, buyers should not assume that every property within these communities automatically includes a membership opportunity or that an existing membership will transfer with every resale.
When considering a property, it is important to verify:
- Whether the property qualifies for Talisker Club membership
- Whether an existing membership is associated with the property
- Whether that membership can be transferred to a new owner
- The current membership deposit and dues
- Any applicable transfer requirements or deadlines
Membership terms, deposits, dues, and transfer policies can change. We help verify the current membership situation for the individual property as part of evaluating Talisker Club real estate.
Tuhaye: Golf, Space, and a Residential Community
Tuhaye is a good choice for buyers who place greater emphasis on golf, larger homes, outdoor living, privacy, and a more residential community.
The gated community overlooks the Jordanelle Reservoir and the surrounding mountains and offers a broader mix of real estate than you typically find in Empire Pass. Buyers can choose from custom homesites, large custom estates, single-family residences, cottages and townhomes.
The centerpiece is the Mark O’Meara-designed 18-hole championship golf course, complemented by The Ridge nine-hole par-3 course. But Tuhaye has developed into much more than a golf community, with extensive dining, fitness, spa, pool, tennis and pickleball, family, and recreational amenities.
Located approximately 10–15 minutes from Park City and Deer Valley® East Village, Tuhaye particularly appeals to buyers who want more privacy, larger properties, and a residential setting slightly removed from the resort areas.
For someone who expects to spend considerable time at the property throughout the year, Tuhaye generally provides more of a private residential-community experience.
For a more complete look at the community, neighborhoods, property types, and current listings, visit our Tuhaye Real Estate guide.
INDI Ridge: Tuhaye's Newest Residential Offering
One of Tuhaye’s newest residential offerings is The Residences at INDI Ridge, a limited collection of 37 contemporary residences near the community entrance. At approximately 5,000 square feet, they appeal to buyers who want newer construction and substantial living space without maintaining a large custom estate.
Although the residences appear connected from the exterior, approximately two feet of wall assembly separates the units, allowing them to live more like single-family homes than traditional townhomes. Their location near Tuhaye’s entrance also provides convenient access toward Park City.

Empire Pass and Red Cloud: Ski Access Comes First
Empire Pass offers an entirely different ownership experience. Here, the primary attraction is Deer Valley® ski access.
Located high on Flagstaff Mountain at elevations approaching 9,000 feet, Empire Pass is one of Deer Valley’s premier ski-in/ski-out real estate areas and consists primarily of luxury condominiums and townhomes.
That difference in real estate is important.
A buyer looking for a 5,000- to 8,000-square-foot home with a garage, outdoor living areas, and greater privacy may naturally gravitate toward Tuhaye. A buyer who wants to arrive for a ski weekend, walk out the door to the slopes, and have relatively little property maintenance may prefer an Empire Pass condominium or townhome.
The Tower Club adds another advantage for Talisker members, providing a private ski-in/ski-out home base directly at Deer Valley.
For details about the Tower Club and other Talisker facilities, visit our Talisker Club Membership & Amenities guide.
Red Cloud: Single-Family Ski-in/Ski-out Living
Single-family homes in Empire Pass are extremely limited, making Red Cloud an important exception to the area’s predominantly condominium and townhome inventory.
This small gated enclave offers a very limited collection of large ski-in/ski-out custom homes and homesites near the top of Deer Valley. For buyers who want the privacy and scale of a luxury single-family residence without giving up direct ski access, Red Cloud can offer the best of both worlds.
Talisker Club Amenities at Empire Pass
Talisker Club’s primary Deer Valley® amenity is The Tower Club, its private ski-in/ski-out clubhouse in Empire Pass. Located next to the Silver Strike Express lift, it gives members a private home base directly on the mountain with dining, après-ski gathering areas, ski and boot storage, ski tuning, fitness and spa facilities, a swimming pool and hot tubs, and the Wildstar Kids Club.
For Empire Pass owners, the convenience is especially valuable in winter. They can combine ski access from their residence with the amenities and services of a private club right on the mountain.
Talisker Club is also planning Hot Creek Cabin, an on-mountain gathering place off the Bandana ski run between Red Cloud and Montage Deer Valley. The cabin is planned as another place for members to stop during a day of skiing for a snack, a drink, or a break before heading back onto the mountain.
Tuhaye vs. Empire Pass: Which Is Better?
There really isn’t a better choice. They serve different buyers.
Choose Tuhaye if your priorities are:
- Golf and year-round living
- Larger homes and homesites
- Single-family living
- Privacy and outdoor space
- New construction opportunities
- A more residential environment
- Long-term rentals only
Consider Empire Pass if your priorities are:
- Deer Valley ski-in/ski-out access
- Condos or townhomes, few single-family homes
- Lower-maintenance, lock-and-leave living
- Easy access to the Tower Club
- Spending a significant portion of your Park City time skiing
- Nightly rental opportunities in many developments
The important point is that qualifying owners do not have to choose between the Tuhaye and Empire Pass club amenities. A Talisker Club member who owns in Tuhaye can use the Empire Pass facilities, while a qualifying Empire Pass owner can enjoy golf and the amenities offering at Tuhaye.
You are choosing where you want to live, not simply which set of club amenities you want to use.
How Does Tuhaye Compare to Promontory and Marcella?
For buyers looking at private club real estate around Park City, Promontory and Marcella Club are two of the most relevant alternatives to Tuhaye. All three combine luxury real estate with extensive private amenities, but the real estate, golf, ski access, membership structures, and overall ownership experience are quite different.
Talisker Club vs. Promontory Club
Promontory is probably the most natural comparison for buyers considering Tuhaye. Both are gated private-club communities with golf, extensive recreation, luxury homes, homesites, and family amenities.
But the communities feel and function differently.

Where Promontory Stands Out
Promontory is also a substantially larger community than Tuhaye. That gives buyers more neighborhoods and a broader selection of homes, homesites, and property types.
Its amenity offering is extensive and includes multiple clubhouses, The Shed, Beach Club, equestrian facilities, tennis and pickleball, spa and fitness facilities, children’s programming, trails, and outdoor recreation.
Promontory also has private ski facilities at both Deer Valley and Park City Mountain, an important distinction for families with snowboarders.
Membership availability is another consideration. Full Golf Memberships at Promontory are limited and pricing will increase to $500,000 September 2026.
Talisker Club vs. Marcella Club
Marcella is an increasingly important comparison because, like Talisker, it appeals to buyers who want to combine private golf with Deer Valley skiing.
Like Talisker, Marcella connects ski-oriented Deer Valley real estate with a separate golf-community experience. However, Marcella is a much newer club, and significant portions of its golf and amenity offering are still being developed.

Marcella Mountain at Deer Valley
Marcella Mountain is the ski-focused side of Marcella Club and is located at Deer Valley® East Village. The gated community features custom luxury homes with ski access and is planned around an extensive collection of private on-mountain club amenities.
For buyers attracted to new construction at Deer Valley East Village, Marcella Mountain provides a very different real estate option from the more established condominium and townhome inventory in Empire Pass.
Marcella at Jordanelle Ridge
Marcella at Jordanelle Ridge is the golf-focused side of the club and is located approximately 15 minutes from Deer Valley East Village.
The community is planned around two 18-hole championship golf courses, including Skyline, designed by Tiger Woods, along with a Tiger Woods-designed short course and substantial future club facilities.
For buyers, the important distinction is that Marcella is still developing. Its future golf and amenity offering is ambitious, but buyers should distinguish between amenities that are available today and those that remain under construction or planned.
Talisker vs. Promontory vs. Marcella: Key Differences
Talisker, Promontory, and Marcella can appeal to similar buyers, but there are meaningful differences in the size of the communities, available real estate, golf offerings, membership availability, and how established the club amenities are today.
Talisker Club: The more established club compared with Marcella, with Tuhaye offering a smaller, more intimate golf-community setting than Promontory. Talisker also gives buyers the unique option of choosing between golf-oriented ownership in Tuhaye and qualifying ski properties in Empire Pass and Red Cloud at Deer Valley®. Current membership is approximately $300,000.
Promontory Club: A much larger community with more neighborhoods, a broader selection of real estate ranging from newer construction to more traditional mountain homes, multiple golf courses, and an extensive amenity offering. The scale provides buyers with more choices, but a community this large isn’t for everyone. Full Golf Membership availability has also been limited and, when available, the membership deposit is approximately $500,000.
Marcella Club: Particularly interesting for buyers attracted to newer development, Deer Valley® East Village, and the developing golf community at Jordanelle Ridge. Marcella’s Golf & Ski Membership is currently sold out, while Ski Membership remains available with qualifying properties. When available, the Golf & Ski Membership is approximately $500,000.
For buyers comparing the three, I wouldn’t make the decision based on membership cost alone. Talisker offers a more established club with the choice between Tuhaye and Deer Valley ownership; Promontory offers the greatest scale and variety; and Marcella offers newer real estate and a club that is still expanding. The best fit ultimately depends on where you want to own, how important golf or ski access is, the type of property you prefer, and how you plan to use your Park City home.
