Promontory Golf Membership Deposit Increasing to $500,000 September 15

What Buyers Should Know Before Purchasing Real Estate in Promontory Club

If you’ve been considering purchasing Promontory real estate, the next several weeks may be an important time to evaluate your options.

Beginning September 15, 2026, the deposit for newly issued Promontory Full Golf Memberships is scheduled to increase from $300,000 to $500,000. Buyers hoping to secure the current deposit should also understand that membership applications must be approved and funded before the deadline.

While the $200,000 increase has received the most attention, it isn’t the only change buyers should be aware of.

Promontory is also introducing a new family membership structure for newly issued memberships. Existing members will retain their current privileges, but future buyers will be subject to updated membership terms. For many families, these changes may be just as significant as the increase in the membership deposit.

This doesn’t mean buyers should rush into purchasing the wrong property. Promontory offers a wide variety of neighborhoods, homes, homesites, architectural styles, and membership opportunities. The right property should always align with your lifestyle, budget, and long-term goals.

However, buyers who have already decided that Promontory Club is the right fit may want to begin evaluating available properties and transaction timelines sooner rather than later.

What Is Changing on September 15?

Beginning September 15, buyers considering a newly issued Full Golf Membership should expect several important changes.

Membership Deposit

The deposit for newly issued Full Golf Memberships is scheduled to increase by $200,000, from $300,000 to $500,000. Buyers hoping to secure the current deposit amount should be aware that  qualifying property purchase must be funded and closed, and golf memebrship applications and must be submitted, approved, and funded before the club’s deadline.

Family Membership Structure

While the membership deposit has generated the headlines, the updated family membership structure may have an even greater long-term impact for some buyers. Under the new structure, membership privileges will primarily extend to the purchasing couple and qualifying children, subject to Promontory’s current membership policies. Existing members with the previous multigenerational structure will be grandfathered under their current terms, but those privileges will not automatically transfer when a property is resold. Buyers should carefully review the current club policies during their due diligence to understand how membership applies to their family’s long-term plans.

What Do These Changes Say About Promontory?

While much of the recent attention has focused on the upcoming membership updates, the community itself continues to expand. One of the newest additions is Promontory Ranches, an exclusive collection of estate homesites that introduces an entirely different ownership opportunity within Promontory.Membership changes like these often reflect the continued evolution of a private club.

Promontory is now approximately 75% sold, and over the past two decades it has grown into one of Park City’s most established private golf communities. As inventory becomes more limited and demand continues, it isn’t unusual for clubs to adjust membership pricing and policies over time.

While much of the recent attention has focused on the upcoming membership updates, the community itself continues to evolve. Today, Promontory features three championship golf experiences—the Pete Dye Canyon Course, the Jack Nicklaus Painted Valley Course, and The Hills, an 18-hole par-3 course that opened in 2024. The developer has also teased a possible fourth golf course, currently in the early design phase as they work through the necessary water rights.

Introducing Promontory Ranches

The estate homesites average approximately 35 acres and feature generous building envelopes of approximately 5 acres, with natural gas and electricity available and convenient access through the new Browns Canyon Gate or Promontory’s main entrance. Current pricing ranges from $5 million to $7 million, creating one of the Wasatch Back’s most exclusive opportunities for buyers seeking privacy and room to build a true legacy estate while being able to enjoy golf and luxury lifestyle amenities.

Promontory Golf Memberships

One of the biggest misconceptions among buyers is that purchasing a home or homesite in Promontory automatically includes a Full Golf Membership. It doesn’t.

Membership opportunities vary by property, and understanding the differences and what is currently available, is one of the most important parts of purchasing real estate in Promontory. 

• Full Golf Memberships are currently sold out, with a waitlist.

• Some resale properties provide the opportunity to acquire an associated membership, subject to the property’s membership status and current club policies.

• Certain developer offerings may also include access to newly issued Full Golf Memberships.

Social and Equestrian Memberships continue to provide access to many of Promontory’s outstanding amenities for buyers who don’t require unlimited golf privileges.

Because membership policies can change, buyers should always verify current availability, transfer policies, deposits, and club requirements during the due diligence process.
