Commissions in Utah have always been negotiable, typically set between sellers and their listing agents. The main change in 2024 involved how buyer agency commissions are handled. Historically, an average 6% commission was split between the buyer’s and seller’s agents. Now, following changes prompted by a lawsuit against the National Association of Realtors (NAR), buyer’s agent commissions must be negotiated directly with the buyer as part of the Real Estate Purchase Contract and are not publicly advertised. Sellers still generally pay their listing agent and often cover the buyer’s agent fees as part of sale proceeds to ease the buyer’s financial burden at closing, so it’s wise for sellers to budget for this concession.

 
 

 

We believe that it is a big misconception that spring is the best time to sell a property. Buyers are always looking. Some people want to be in properties for the winter, some buy in the spring before golf season, some relocate for employment opportunities, and others want to move into the school district. People do not just relocate in the spring or summer, they do when the time is right. Everyone’s timing is different. The reason we see more property in the spring is that nightly rentals slow down. Our town is getting so much traffic in the winter. People come to ski and fall in love with the area or get reminded how much they love being in Park City. We connect with a lot of potential buyers in the winter and it is always challenging to show property. The inventory is limited and occupancy rates are high. Some people would love to buy something in the winter if they could and are forced to postpone a home purchase until spring. Why not benefit from less competition? Opportunity lies in scarcity.

A Zestimate can provide a quick “ballpark” data on home values. However, Utah is one of 12 non-disclosure states in the United States. A non-disclosure state does not o not require the disclosure of real estate sale prices to any public body or database. The rules vary from state to state, but in Utah when a home changes hands and title is transferred, only real-estate agents and lenders know the final sales price, along with the seller and buyer. 

Here in Park City, we have not found Zestimates to be accurate by any means. Zestimates are only as accurate as the data behind them.
