Promontory Real Estate & Homes for Sale

Promontory is a 6,400-acre development in Park City, Utah, with 60 percent of the land preserved as open space. The development is platted for roughly 1,900 lots of which more than 1,200 have sold and 900 homes have been built on. About 80 percent of Promontory has been built out as of 2024.

Promontory Club offers a variety of different options for homeowners from two-bedroom townhomes to golf villas and large custom homes. The Double Deer Cottages are townhomes offering two bedrooms on an average of 1,880 sf of living space. The Trapper, Dye Course, Golf Club, and Nicklaus Cabins offer smaller home options (starting at 2,100 square feet). Large custom homes with living spaces up to 12,000 square feet are also available for sale. Pinnacle is an exclusive gated community within Promontory and offers 64 private lots with its own clubhouse.

Only a few areas allow for nightly rentals through the Promontory management program.

A one percent transfer fee applies to all property sales.

Amenities at Promontory CLub

Promontory embodies mountain elegance and offers some of the finest amenities in the Park City real estate area. Members enjoy access to two championship 18-hole golf courses – The Pete Dye Golf Course and the Jack Nicklaus’ Painted Valley Course – along with The Hills short course. Additionally, members can take advantage of the Alpine Member Lodge at Deer Valley Ski Resort® and a private Lounge at Park City Mountain Resort, both of which offer concierge services, ski valet, and storage as well as kid-friendly areas with video games and big-screen TVs.

Promontory also offers an equestrian center, a beach club with a sandy beach pool and water activities, a dog park, fishing ponds, a tubing hill, and several clubhouses. With over 140,000 square feet of finished clubhouse space, The Shed stands out, offering relaxed family dining, billiards, arcade games, a general store, mailbox center, a 50-seat theater, an arts & crafts studio, two bowling lanes, a gymnasium, and an outdoor amphitheater. Other clubhouses provide fine dining options, spa services, fitness facilities, and a Kids’ Cabin with camp options. Complimentary shuttle services are also available.

Promontory Memberships

Promontory offers three types of memberships: social, golf (full), and equestrian. Owners are not required to purchase a membership, but many choose to purchase a social membership to access Promontory’s exceptional amenities. Golf memberships are currently sold out with a long waitlist. Golf memberships can only be obtained if included with the sale of a property or through the purchase of a developer-owned product.

As of 2024, Promontory Club has around 1,000 members, with approximately 75% holding full memberships. The cost of a golf membership is $250,000, while social memberships are priced at $100,000, and equestrian memberships at $35,000. It’s important to note that ownership costs, club dues, and HOA fees are subject to change, and many developments adjust these fees annually.

Promontory is located 8 miles from Park City; 25 miles from the private airport in Heber City and 39 miles from Salt Lake International Airport.

Promontory is zoned for the South Summit School District in Kamas. Alternatives are charter schools like Weilenmann School of Discovery (Pre-k to 8th) and the Silver Summit Academy (K-12) as well as private schools in Salt Lake City.
