Deer Valley Purchases Solitude Mountain Resort!

After Vail recently took over Park City Mountain Resort - Deer Valley® Resorts now announced that it has entered into an agreement to purchase Solitude Mountain Resort and will begin operating the resort on May 1, 2015. For the next six months Deer Valley® staff will work alongside Solitude staff to evaluate resort operations and gain knowledge about the Solitude brand and culture. Deer Valley® plans to continue allowing snowboarding at Solitude and keep the Brighton connection in place. Eventually there may be minor adjustments the Solitude name but Deer Valley® currently has no plan to re-brand Solitude.

Full season pass holders will benefit from reciprocal benefits such as four days of skiing and midweek pass holders can enjoy two days of skiing at the other resort.

Deer Valley® is one of North America's most prestigious resorts and it was just recently crowned again for Best Accessibility, Best Lodging, Best Service and Best On-Mountain Food in North America by readers of  Ski Magazine. The resort itself announced several improvements this year such as a new restaurant - The Brass Tag, located at the Lodges at Deer Valley -,  better snow-making system and a more refined backcountry skiing experience. According to Bob Wheaton, plans are currently in the works for a gondola from the Old Town transit center on Main Street that would take guests to either Silver Lake Lodge or Snow Park Lodge. Additionally, an expansion of the resort near the Mayflower lift is in the works.

As far as Deer Valley is set to open December 6, 2014.

Breaking News! Vail buys Park City Mountain Resort!

This news came at quite a surprise. Vail Resorts announced today that it acquired Park City Mountain Resort (PCMR) in a $182.5 million cash deal. Powdr Corp. owned about 687,000 square feet of residential and commercial property at the resort base including the main access points to the resort. John Cumming, owner of Powdr Corp. said "a sale was the only way to provide long-term certainty for PCMR employees and the Park City community." Vail states PCMR and Canyons Resort would be combined for the 2015-16 season creating the country’s largest ski resort covering more than 7,000 acres of terrain. Vail anticipates to significantly invest in the guest experience at our mountain resorts, including new chairlifts, on-mountain dining options and innovative snow making expansions for the coming winter.

Park City Mountain Resort will now be part of the Epic Pass which features unlimited, unrestricted skiing and riding at 22 of the world's most iconic mountain resorts and more than 32,000 acres of ski terrain.  Click here for pricing and pass options. PCMR pays $17.5 million to open this season!

A decision at last! Park City Mountain Resort (PCMR) will pay a court-ordered bond of $17.5 million to avoid eviction by its landlord prior to the 2014-15 ski season. The resort’s landowner, Talisker, has been embroiled in a legal battle with PCMR since the resort missed a 2011 deadline to extend a long-term lease.

PCMR is scheduled to open November 22.

Park City Real Estate Market Statistics - First Quarter

Real Estate activity in the greater Park City area has not yet returned to pre-recession levels but we are definitely on the re-bound and are moving in the right direction with the number of closed sales in the first quarter of 2014 being the highest since 2007.

While it may seem counter intuitive, in Park City our first quarter statistics are typically lower than might be expected. Second home buyers in town during ski season typically use the season to shop available inventory, making purchase decisions after April when the resorts close and inventory is more available for showings after the nightly guests are out of the equation.

In the past months new product has been in high demand and most of it is currently located in the Jordanelle area where you can get a nice new product in the $400,000 range. In the first quarter of 2014, single-family home sales in the Jordanelle area increased by 75 percent from the first quarter in 2013 while condominium sales increased by 37 percent. Only a few vacant lots are still available in the Jordanelle area. Furthermore, we have seen a lot of interest in areas such as Park Meadows and Snyderville Basin. Snyderville Basin includes Silver Creek, Jeremy Ranch, Pinebrook and Kimball Junction. The Snyderville Basin area has had the highest number of vacant land sales with 42 to date, and condominium sales in the area increased by 20 percent from last year.

While Old Town is seeing a decrease in sales, the numbers are still higher than in any other Park City neighborhood. Between December 1 and April 7 of this year 12 homes and 62 condos sold as well as three lots. The median price for a single family home in the Old Town area has reached $1.1 million, which may account for the decrease in sales. However, the median price for a single family home in the Park Meadows area decreased by three percent to $1,255,000, which could have contributed to the 16 percent increase in sales. Park Meadows has also seen 12 home sales, nine condo sales and one lot sale.

In the Deer Valley real estate area Empire Pass and Upper Deer Valley saw the most activity this ski season. Empire Pass had 1 home sale, 15 condos sales and currently has eight more condos pending. Upper Deer Valley on the other hand has had 12 condo sales, four home sales in the price range of 2.95-12.5 and 2 more pending.

Promontory is still selling strong with 11 home sales, 21 lot sales and 16 pending listings.

Median prices for single-family homes in primarily residential areas like Jeremy Ranch, Pinebrook and Trailside increased to $725,000, $688,000 and $529,250, respectively.

Inventory is still at a historic low. We are seeing an increasing demand in Park City area real estate but not enough new product.

Low inventory continues to have significant impact on our marketplace. Inventory is down 10% YOY, but on a positive note inventory levels rose towards the end of the quarter to 9.7 months, up from 7.9%. We anticipate additional increases as the spring primary housing market is heating up. The average absorption rate is between 5-6 months.

820 Park Avenue – “A Modern Take on Mountain Luxury”

820 Park Avenue is a new development planned on the site of the historic Rio Grande train depot in Old Town of Park City, Utah – adjacent to the Flying Sumo restaurant.
